BRICKWORKS SAYS

Just off Stoke Newington High Street rests this two-bedroom house with sunny, west-facing patio garden and a refined design. It’s the house equivalent of a tailored Saville Row suit: dapper and fastidious, yet familiar and comfortable. Downstairs, the open kitchen/living room opens onto that pristine patio garden, which merges brutalist elements with lush landscaping—a surprisingly winning combination. Upstairs are two perfectly proportioned bedrooms and a boutique hotel-worthy bathroom. The entire house offers ample, cleverly integrated storage. There’s even potential to expand into the loft.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency and Environmental Impact Rating of C.

In the Borough of Hackney, the house falls into Council Tax Band C (£1343.71 in 2020/21), and there’s a monthly service charge of £20.

Over the past seven years, the current owners have completely remodelled the entire space, including installing new windows, doors and the bi-fold glass door leading to the garden; opening up the living room/kitchen space; fitting a new bathroom; laying new parquet floors; re-landscaping the garden and redecorating throughout.

The house only requires permitted development to extend into the loft.

THE OWNERS SAY

Set back from the road, the house is super quiet. There’s very little traffic, and it’s safe for kids to play. There’s a cherry tree in front that blossoms every April. It’s a joy to wake up to. Some plants in the garden have been here for years, including several established rose bushes, one of which blooms bright pink from May throughout summer.

This is one of the best terraces on the estate. It’s such a wonderful community: diverse and family orientated. People really look out for each other. Many have lived here for decades—even generations.

We’re so close to everything. We get fresh veg from the brilliant Stokey Veg, and the Farmers’ Market is open every Saturday at the church opposite. There’s also serious food nearby. Escocessa, Wander, Perilla, and Jolene are worth frequenting, as are the many Turkish eateries. And we’re surrounded by some of the best pubs in London: The Shakespeare, The Londesborough and one of the best gastropubs in London, newly opened on Church Street - The Clarence.

1 Victory Mansion

This insanely cool bar/laid-back restaurant is a little gem. Not making a big statement from the outside, the interior has real Art Deco glory, with a beautifully crafted wooden bar, and sumptuous palm wallpaper. We love trying inventive cocktails and their delightful small dishes. One of our team's favourites is the charred leeks with crispy quinoa, it's utterly delicious.

2 The Bagel House

Bagels to rival Brick Lane, inexplicably open 24 hours a day!
