BRICKWORKS SAYS

Neat as a pin and cleverly designed to maximise space and light, this one-bedroom flat in Highbury is within easy reach of two lovely green spaces and three lively neighbourhoods. The flat itself feels bright and airy, with a modern sensibility punctuated by pops of colour and cheery details. Geometric tiles and designer fixtures set off a minimalist aesthetic to create an original space that’s both friendly and functional. There’s even dedicated storage space on the ground floor. All in all, it’s a home you’ll feel happy to come back to, in an area full of green spaces and fun.

Clissold Park and Finsbury Park are at either end of the road. Stoke Newington Church Street and Blackstock Road are walkable, too, which puts this flat in the centre of some of the most vibrant neighbourhoods in north London. And with Finsbury Park Underground station moments away, Kings Cross is only 20 minutes from the doorstep.

THE OWNERS SAY

Derbin Court was our first home together and we loved living here. There’s nothing better than a lazy morning enjoying the sun in the living room—closely followed by brunch in one of the amazing cafes nearby. With Church Street and Highbury Village just a short stroll away, we often find ourselves not leaving the area the whole weekend.

Another bonus: the outdoor spaces. There are so many opportunities for exercise in one of the nearby parks, and the East and West Reservoir are hidden gems. We used to take walks or go paddle boarding there after work.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating and Environmental Impact Rating: D.

In the Borough of Hackney, the flat falls into Council Tax Band B (£1,176).

One of 14 in the building, the flat has a share of freehold with 950 years remaining on the lease and a monthly service charge of £85.

There is on site shared carpark used on first-come, first-served basis.

Over the last six years, the current owners have done extensive remodelling, including repainting throughout, installing oak hardwood floors, fitting a new kitchen, updating appliances and replacing the old night-store heater with high-efficiency, thermostat-controlled electric heaters in the hallway and bathroom.
