THE OWNERS SAY

It's a beautiful flat that has felt like home since I first walked in. The big windows provide great light. I especially enjoy sitting and reading in the sun with the Juliette windows open.

Over the years, I have loved the simple, neat layout and the way it feels like there are different areas despite it being a studio flat. It's so well-designed, with plenty of storage and a pleasing natural flow.

Marcon Place allowed me to own my own place without compromising location or aesthetics. And I've never regretted it. The block itself is peaceful, green and friendly –– the other residents are lovely –– plus the surrounding area could not be better. All of the best of Hackney and London Fields is a short walk away. I'll be sad to leave, but it's time for someone new to make it their own.

BRICKWORKS SAYS

On a side street behind Hackney Downs Overground, this serene studio apartment is part of a gated complex designed by Waugh Thistleton Architects.

Every inch of space has been considered and designed with real-life use in mind. The 'U' shape configuration means the sleeping area retains a sense of privacy, while the kitchen and relaxing areas work as a natural break. Both zones are filled with sunlight from the 'tilt and turn' floor-to-ceiling doors overlooking the landscaped courtyard below. The bathroom and kitchen fittings are crisp and in good order, while the high energy efficiency rating means day-to-day living costs are low.

The pared-back design continues outside. There are numerous nods to the area's industrial heritage, from the pillar box red metal staircases linking the communal areas to the exposed beams and brickwork, all wrapped within the slatted wooden facade. It's a building that sits comfortably with its surroundings.

And what brilliant surroundings! Marcon Place is in the beating heart of Hackney, moments from Hackney Downs Park and London Fields, plus everything in between, including Mare Street and Wilton Way. And with two Overground stations within minutes of your door, the rest of London opens up for you to explore.

1 Furanxo

Their website claims that it is ‘a shop by day, aperitivo and wine bar by night’. We can’t see anything wrong with that! Specialising in all things Spanish, edible and artisanal, products are sourced from independent, Spanish farmers. Fab.

2 Borough Wines

Not your average wine specialist. Famed for its great collection of all things grape-based, they also host brilliant events at their (increasing) number of London shops, including masterclasses in making cocktails and pop up dining experiences.

3 Violet

A gorgeous, small bakery established by food writer and stylist Claire Ptak began as a market stall on Broadway Market. All ingredients are organic and all the results of said ingredients combined, are delicious!

4 Paper Dress Vintage

There’s much more to this boutique than first meets the eye. Pick up some exquisite vintage garms and then come back later to strut your stuff on the dancefloor as it transforms into a popular late-night venue.
