BRICKWORKS SAYS

Surrounded by several parks, reservoirs and stations, this two-bedroom, top-floor flat in Stoke Newington has hit the location jackpot. Inside, it's full of mid-century charm and benefits from fantastic views via a pair of dual-aspect, floor-to-ceiling windows in the living room, taking up a whole corner of this 1960s block and flooding the flat with light. And if that's not enough, there's access to a communal garden with secure bike storage available to owners.

A spacious entrance hall greets you as you step into the apartment. Impressive views immediately take centre stage, peeking over the grand Victorian villas of Lordship Park and the pretty rooftops and church spires beyond, creating a wonderful sense of height and space. Hints of the flat's mid-century beginnings are still intact, like the parquet floor in the living room and the kitchen's super cute serving hatch. These vintage features live in harmony with the current owner's contemporary updates, such as the stylish black and birch plywood kitchen and metro-tiled bathroom. The two double bedrooms are calm, blank canvases, ready for someone to make their stamp.

The flat is a short stroll from Clissold Park and the enduring delights of Church Street, so there is always something or somewhere to keep you busy, watered and well-fed. From climbing at The Castle and coffee at the Coal House Cafe overlooking the East Reservoir to Sunday Roasts at The Londesborough and flaky pastries at The Spence Bakery, there is something for everyone.

THE OWNERS SAY

I've absolutely loved living here and have made it my little top-floor haven in North London. The dual aspect of the living room provides an ever-changing panorama of life in Stoke Newington and the communal garden comes in very handy during the summer months.

Nearby Church Street is within easy walking distance with its numerous independent shops and cafés. So, too, Clissold Park, Abney Cemetery, and the two reservoirs at Woodberry Wetlands - a local nature reserve where you can enjoy brunch while bird watching. I've created so many wonderful memories living here and I'll be very sad to leave.

landmarks

1 The West Reservoir

Lush outdoor swimming spot, in the summer it even warms up enough for fair-weather swimmers.

2 Clissold Park

This lovely big Victorian Park is the centre of Stoke Newington life. A gorgeous green space packed full of family friendly delights, there's a great cafe and events centre with food and activities, a wildlife area with deer, a skate park, tennis courts and a brilliant kid’s paddling pool and playground. All kinds of events pop up here over the summer including steam fairs, and festivals of Nigerian art, Anatolian culture and literature.

3 Nook

Beautiful interiors and lifestyle store on Church Street, stocking some of our favourite homeware brands. One of our go-to's!

4 The Spence Bakery

This place is bread heaven! All baked on the premises, the vibe is stripped back simplicity – it’s a great pitstop for coffee and cake while you pick up your morning loaf. Arrive early though to avoid disappointment; they do tend to sell out of the favourites (the seeded rye is ours) by the afternoon.

5 The Clarence Tavern

This steller pub was recently highlighted as one of the best roasts in the country by The Observer magazine. Excellent food and wine, right next to Clissold Park.
