BRICKWORKS SAYS

Behind the jewel-like stained-glass front door, this remarkable home stands alone. Modern luxury is punctuated by old details, with dark hues framing ornate fireplaces. On the ground floor, the dramatic living and dining space gives way to a contemporary kitchen and south-east-facing garden. And the dreamy loft suite gets the full boutique treatment, complete with Crittall glass shower and creative custom storage. From the floorboards to the fixtures, every element of this home has been carefully chosen to create a cohesive space that balances dark and light, old and new, charm and comfort. There's plenty of room to work, play, gather and grow—perfect for a family on the lookout for an anything-but-ordinary home.

Downhills Park and lively Lordship Recreation Ground and Hub—with loads of activities for kids and grown-ups alike—are a stroll away. So are the shops and cafes/bars along Philip Lane and West Green Road. Transport links abound, with Bruce Grove Overground and Seven Sisters Underground stations within walking distance, putting Liverpool Street or Kings Cross less than 30 minutes from the door.

THE OWNER SAYS

This house has been a calm, quiet sanctuary for us. We love all the original features, especially the front door—which we painstakingly restored—and the fireplaces in the bedrooms.

We have a very friendly relationship with our neighbours, and we’ll miss the feeling of being part of such a strong, supportive community. There are lots of amazing places to eat and drink within walking distance: With Milk, Ten to Ten, True Craft, The Palm and many more. We’ll be sad to leave, but we think the next owners will love the house as much as we have.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency and Environmental Impact Rating: D.

In the Borough of Haringey, the house falls into Council Tax Band D (£1,704.63)

Over the past five years, the current owners have fully refurbished the house, fitting new double-glazed timber sash windows; rewiring; fitting a new bathroom, kitchen and loft extension; replacing the roof; installing underfloor heating in the bathrooms and kitchen and installing a wood burner.

The owner’s have already found their next home, so the ‘chain’ is ready to go.

1 With Milk

Run by two sisters, this sweet independent coffee shop & deli on nearby Philip Lane packs a punch serving amazing coffee roasted by Perky Blenders in local Leytonstone. With a changing menu of sandwiches, sweet treats and blooming excellent croissants that always hit the spot, the ladies also offer gluten-free options, a range of halal meats and wonderful cheeses.

2 Luna D’Amore

Say hello to your new local, and very tasty, woodfired pizza takeaway. This lot aren’t afraid to break the boundaries of pizza-making with regularly changing specials, but purists will be satisfied with the freshness and delicious dough.

3 Tottenham Green Leisure Centre

Having recently had a massive refurbishment, the facilities are now excellent. These include three pools, a gym, sauna and an ever popular soft play area. There is also a cafe where parents can rest up and watch the kids let off steam.

4 The High Cross

All quaint and Tudor-y, this micropub is actually situated in what used to be a 1920s public toilet. (They don’t make ’em like they used to…) Renowned for its surprisingly large selection of beer and an absolutely delicious Sunday Roast, this eccentric wee gem could be your new local.

5 The Beehive

Inside, this “community pub” has all the usual diversions—pool table, board games, darts. But the huge covered beer garden is the real draw. Open all year round, it’s as buzzy as the pub’s name implies.
