THE OWNERS SAY

We have loved living in this flat, which is the perfect mix of period charm, comfort and practicality. The bright, sunny living area is a haven of warmth and calm, whether cosying up in winter or throwing open the double doors to host drinks or dinner in summer. The garden provides year-round colour and bird life, with evergreen trees and spring blossoms.

Thanks to its convenient layout and excellent storage, the flat has been an adaptable space for our family of four. The beautiful new kitchen and bathroom deliver functionality and aesthetic appeal sensitive to the building's original features.

Stoke Newington is a wonderful and welcoming community. Being a three-minute walk to Clissold Park and a short stroll to Church Street's cafes, pubs and shops is unparalleled for lifestyle value. We hope someone will love this special place as much as we have.

BRICKWORKS SAYS

If you're not immediately blown away by the fantastic location or handsome Victorian facade, the generous proportions and elegant interior are sure to win you over. High ceilings (including exquisite moulding in the main bedroom), stripped floorboards, and expansive windows give this home a warm and welcoming feel.

The communal hallway is shared with just one other flat. It is an elegant entrance with original black and white tiles and an ornate front door framed with stained glass. Inside the flat, the main bedroom is at the front, with a striking square bay window with shutters, two large built-in wardrobes and a pretty fireplace painted in a serene sage green. The sweet second bedroom is currently used as a nursery. It is a proper double with plenty of storage, making it a versatile and adaptable space. The open-plan living and dining space at the back looks out over the south-facing garden (home to a mature Magnolia tree) via French doors with a contemporary kitchen off to the left.

Situated moments from Clissold Park, this quiet tree-lined street is flanked by elegant Edwardian houses. It's a stellar spot: slap bang in the middle of Stoke Newington and Newington Green with some of London's best restaurants on the doorstep, including Perilla, Primeur and Jolene for delicious pastries. Plus, getting into town is a breeze; the 73, 476, 141 and 341 bus routes provide direct routes into the City. You can also pick up the Overground and Piccadilly lines from nearby stations.

1 Luminary Bakery

A social enterprise/bakery run for and by women who have experienced social disadvantage. Great for lunch, morning coffee and cake (any time).

2 Primeur

Occupying an old workshop, and still replete with sliding, wooden garage doors, Primeur is the kind of local restaurant you dream of having nearby. From the staff's understanding and knowledge of produce, grape & grain to the buzzing open kitchen, everything connects you to the culinary experience; it feels grounded and authentic. The ever-changing menu, made up of sharing plates is seriously delicious, and the wine list consistently brilliant. It is one of our most very favourite places.

3 Clissold Park

This lovely big Victorian Park is the centre of Stoke Newington life. A gorgeous green space packed full of family friendly delights, there's a great cafe and events centre with food and activities, a wildlife area with deer, a skate park, tennis courts and a brilliant kid’s paddling pool and playground. All kinds of events pop up here over the summer including steam fairs, and festivals of Nigerian art, Anatolian culture and literature.

4 Perilla

This Scandi-styled restaurant serves creative, affordable, unpretentious food in a friendly setting. A seasonal fixed-price tasting menu adds a few new twists to well-known classics. Foodies travel from far and wide to enjoy Perilla’s unique fare, so booking is essential.

5 The Spence Bakery

This place is bread heaven! All baked on the premises, the vibe is stripped back simplicity – it’s a great pitstop for coffee and cake while you pick up your morning loaf. Arrive early though to avoid disappointment; they do tend to sell out of the favourites (the seeded rye is ours) by the afternoon.
