THE OWNERS SAY

I bought this property for multiple reasons, but the initial hook was the bedroom opening out onto the garden and the lovely, peaceful vibe. I looked at many properties beforehand, and this one just felt right.

Over the years, the flat has grown and adapted to my (and then our) needs. It was great when I was living here on my own, but the place came into its own when my girlfriend moved in. Throughout lockdown, it kept us safe and grounded. The beautiful garden, the quiet neighbourhood and all the lovely things on our doorstep. When our first child was born, we spent many happy times here. But it was probably also the moment we started to think about moving on. We knew we wanted to grow our family and would need more space one day.

The best thing about the flat is probably how peaceful it is. I was always amazed that in the back garden, you couldn’t hear anything; no road noise and even the children playing down the street always felt muted by the trees and hedges.

We still miss the flat and the area so much. But it's time for someone new to create stories here. We hope they will be as happy as we were living here.

BRICKWORKS SAYS

If you're looking for somewhere pretty and possibilities, this one-bedroom Victorian flat in Stoke Newington could be the place. With its stripped floorboards, grand fireplaces and French doors opening onto a private rear garden, the home fulfils many wishes and wants. Yet, tantalisingly, it also offers a creative new homeowner scope to put their stamp on it and make it their own with planning permission for a side-return extension already secured.

The living space is at the front, benefitting from a south-facing bay window (complete with original shutters), bringing light deep into the open-plan kitchen in the middle of the flat. Two original fireplaces, wooden floorboards, high ceilings and cast iron radiators fill the open-plan rooms with interest and character. Steps lead down to the back of the home, where there's access to the basement (for welcome storage space), a classic Victorian-inspired bathroom and a double bedroom with double doors leading out to the back garden.

Sitting between Stoke Newington and Dalston, Brighton Road is positioned to take full advantage of both neighbourhoods. A Rolodex of options is at your fingertips, including some of North-East London's finest food and drinking spots: Jolene on Newington Green, The Londesborough in Stoke Newington and Three Sheets on Kingsland Road. And when you want to get some fresh air, it's an easy stroll to several local green spaces, including Clissold Park and Hackney Downs Park. If you fancy a longer one, push on to Highbury Fields and London Fields, which are half an hour away by foot.

1 The Bagel House

Bagels to rival Brick Lane, inexplicably open 24 hours a day!

2 Ruby’s

A retro cinema sign above the entrance sets the scene for this cosy underground cocktail bar and lounge. Exposed brickwork and soft lighting create a perfect setting for date night, the martinis are all excellent and the Manhattan is a true classic.

3 Victory Mansion

This insanely cool bar/laid-back restaurant is a little gem. Not making a big statement from the outside, the interior has real Art Deco glory, with a beautifully crafted wooden bar, and sumptuous palm wallpaper. We love trying inventive cocktails and their delightful small dishes. One of our team's favourites is the charred leeks with crispy quinoa, it's utterly delicious.

4 Luminary Bakery

A social enterprise/bakery run for and by women who have experienced social disadvantage. Great for lunch, morning coffee and cake (any time).

5 Oren

Opened in October 2019, chef Oded Oren serves up Mediterranean and Middle-Eastern inspired small-plates & pillowy pittas within the unassuming form of a neighbourhood restaurant. The food is incredible.
