What initially drew us to the house was the location. Overlooking Bluebell Park, a pocket of ancient woodlands, you could be fooled into thinking you are in the countryside. Yet, within 15 minutes on foot, you can be on the tube heading into town. For us, it was the perfect combination.

Stepping into the house, you are greeted by a wide entrance hall with an elegant, painted staircase and checkerboard floor tiles; immediately setting a welcoming tone.

The downstairs rooms are amply-proportioned and flooded with light that flows through the broad bay windows, front and back. The recently-conjoined kitchen/dining space steals the show thanks to the sleek kitchen and new picture window, which makes the most of the south-west facing position.

The character of this beautiful home comes from the Edwardian, architectural detailing: decorative stained glass panels, handsome fireplaces and ceilings. The current owners have sensitively complemented this by restoring the original pine boards and adding contemporary column radiators.

Outside, the garden is long, wide and surrounded by ever-changing foliage. But the real pièce de résistance is the fact that you back onto Bluebell Woods, so you have uninterrupted views of woodland and up the hill towards Alexandra Palace. It’s a magical setting.

Winton Avenue sits between three coveted neighbourhoods: Alexandra Park, Muswell Hill and Bounds Green. Whatever mood takes you, there's something to suit: from the artisanal shops and delectable delis in Muswell Hill or the wide green spaces at Alexandra Palace Park. With weekly farmers markets and a revolving host of events at Ally Pally, the most challenging thing will be deciding what to do.

Recent work:
The house has undergone an extensive refurbishment in recent years. Work includes a new bathroom, a reconfigured and modernised kitchen-diner, new hallway tiling, renovated sash windows, complete rewiring and updated plumbing, including a modern, energy-efficient combi-boiler.

Future plans:
The loft is convertible but requires a little more effort as you need to build a gable wall. We believe this is possible, as the neighbours to one side have already done the work. In preparation, plumbing has been put in place by the current owners.

Getting around:
Bounds Green is reachable on foot in around 10 mins. The Piccadilly line gives you direct access to Finsbury Park, Kings Cross, Leicester Square and Heathrow.

Schools:
The house is close to Rhodes Avenue Primary School and Alexandra Park School, highly well-regarded primary and secondary schools. Their success often makes them over-subscribed, but you should be safely within the catchment for both.

Anything else:
The house overlooks Bluebell Park. This green space is the last surviving fragment of what was once a much larger expanse called Tottenham Woods, which in 1619 covered almost 390 acres. Today, only an acre is left, but it remains a quiet place to reconnect with nature away from the city hustle.
