Moments from Bermondsey Street, Borough Market and London Bridge, this stylish two-bedroom, loft-style apartment is the ultimate urban retreat. The building’s industrial past combined with unconventional angles and curves have resulted in a property with rare character and soul. And with views to the Shard from your window – this wonderful space is as individual as the people within.

BRICKWORKS SAYS

We are all a little besotted with the expansive open-plan living area. It's the centre of the home with the remaining rooms connecting directly from this point. Industrial elements hinting at the building’s origins bring warmth: exposed brick walls, wooden beams and trusses, wide, worn-in floorboards and large metal windows that draw in an abundance of light year-round. But what makes this room particularly compelling for us are the beautiful curved walls at one end, something that is quite uncommon for this type of conversion – they soften the whole space.

The references to the building's industrial heritage continue throughout and into both double bedrooms. We love the salvaged door in here, a striking focal point, as well as the fact that there is a large ensuite with bath. A pocket door into the master bedroom maximises space, and there is a decent amount of storage. Always a bonus.

A special mention goes to the shower room, which has been recently updated by the current owners. Accessed via a convenient and functional walk-in storage space, a peek of exposed brick contrasts against sleek petrol-blue walls. Again, the curvaceous walls are on display, giving this room a fantastic sense of drama.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: C & Environmental Impact Rating: C

Part of the borough of Southwark, the apartment falls into Council Tax Band E (£1,400 for 2018/2019).

There are eight apartments within the building, all varying in size and layout. The service charge is £745 per quarter, with a property management group taking care of building maintenance, including for general wear and tear. Ground rent is £38 annually.

The handsome building is very secure. At street level, there are iron grills on the windows and the communal front entrance requires a code or intercom access to get in. Noise is also not an issue despite the proximity to the hustle of town, or even from neighbours.

While perfectly usable as a guest bedroom, the fact that it doesn't have external windows means we can't define the third bedroom as such. That said, it is a versatile and useful extra space; an ideal study (as it is currently configured) or even a nursery. With the internal glass brick windows, it gets a fair amount of natural light.

THE OWNERS SAY

We love the area! Bermondsey Street gets a new restaurant or bar every month and has a great feel on the weekends. Then there are the pubs, tennis courts and proximity to central London – you can get most places in London in half an hour.

The flat has a large entertaining space, great for having people around, and gets plenty of light all year. We’ll miss the flat terribly.

1 Rosslyn Coffee

With beautiful interiors and incredibly delicious coffee, Rosslyn Coffee is one of our favourite coffee shops in London.

2 Wilton's Music Hall

A really wonderful historic old music hall dating back to 1859, running a mixed programme of live music and theatre. The building is a stunning mix of atmospheric faded grandeur and charm. After being on the edge of demolition for years, it has now been finally restored and opened up to its full potential, all a labour of love which has finally paid off. Last year the project was awarded Building of the Year 2016. This place is really worth a visit, even just for a drink in the magnificent Mahogany Bar and a delicious pizza from the resident Gatherers menu.

3 Whitechapel Gallery

Exhibitions at this wonderful gallery space are always a bit more on the challenging and risque side, which makes it a fab place to experience art, from the great masters to emerging new talent. For more than a century this beautiful gallery has premiered exhibitions from world-class modern masters such as Picasso, Jackson Pollock, Mark Rothko and Frida Kahlo, to contemporaries such as Sophie Calle, Lucien Freud, Gilbert & George and Mark Wallinger. Always welcoming, with great talks and gatherings going on as well. The bookshop is small but there's always a gem to find and after that you can have a very decent coffee and bite to eat in the cafe...oh and its free entry.

4 St Johns Bread & Wine

It’s good to have a restaurant you can rely on for a comfortable interior, good quality, simple food and delicious wine. This place really has stood the test of time, they are consistent in everything they do, and it really works, whether its breakfast lunch or dinner, its all good, particularly the welsh rarebit, and donuts to die for! It’s also very hard not to come out with a bottle of their house red under your arm.

5 Fortune Street Park

Fortune Street Park is a lovely pocket-sized local park with a playground that plays host to community fun days and has an edible community garden and cute coffee shop/hole-in-the-wall called Giddy Up.
