Having spent four years renovating and extending this house into the bright Victorian home we envisioned when we walked into it, it’s a wrench to be leaving. We’ll particularly miss the light-filled kitchen, the garden we lovingly planted from scratch and characterful details like the cast-iron fireplace that we salvaged from a recycling centre.

We’ve also grown to love living in the friendly, community-minded area of Noel Park, a 10-minute walk from the lively, well-connected commercial heart of Wood Green. Ace Japanese restaurant Oita and The Goodness brewery and pizzeria have become favourite hangout spots.

In the Borough of Haringey, the house falls into Council Tax Band C (£1515.22).

In the last four years, the current owners have built a full-width back kitchen extension with utility/laundry area, fitted a new family bathroom, replaced all windows with double-glazed timber sash windows, laid hardwood flooring, fitted solid oak doors (including new front door), completely re-landscaped and repaved the front and back gardens, installed custom-built bookshelves and bedrooms storage, fully rewired the electrics and installed a (non-working) Victorian fireplace.

Noel Park holds an important place in architectural history. The estate, developed by the Artisans, Labourers & General Dwellings Company, was formally opened in 1883, making it one of the first garden suburbs in the world.

In 1982, Haringey Council recognised the architectural and historical importance of Noel Park and designated it an Article 4 Conservation area. This means that no changes can be made to the exterior of any property without permission from the Haringey Conservation Planning department.
