Perfectly positioned on what is possibly the friendliest street in northeast London and with enviably high ceilings, this bright and beautiful one-bedroom flat has an enormous back garden and style to spare. Such a peaceful home in such a vibrant neighbourhood: it’s a rare, can’t-miss combination.

BRICKWORKS SAYS

Lovely home, lively neighbourhood: that’s the secret formula behind this one-bedroom flat with lush private garden, neatly situated off Stoke Newington High Street. To quote Mary Poppins, it’s practically perfect in every way: from the pretty new kitchen to the bamboo-bordered, south-facing garden to the bay-windowed reception room with floor-to-ceiling bookshelves. This flat makes the most of every square foot, with more bespoke storage than you’d find in a space twice its size. But its real appeal is more intangible. It exudes a sense of peace and comfort that feels like home the first time you step inside—and every day after.

A hop, skip and a jump to all the indie shopping, eating and tippling of Stoke Newington High and Church Streets, the flat is also close to the green spaces of Hackney Downs, Clissold Park and Abney Park Cemetery. Rectory Road station is at one end of the street, Clapton at the other. Which puts Liverpool Street and the City about 20 minutes from the doorstep.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency and Environmental Impact Rating of C.

In the Borough of Hackney, the house falls into Council Tax Band B (£1176).

One of only three in the building, the flat has a share of freehold with 182 years remaining on the lease. There is no service charge. Shared Annual Building Insurance (£600 per flat).

Over the past four years, the current owners have renovated the exterior of the building with fresh white masonry, restored the front door and communal lobby, removed a non-load-bearing stud wall and door between lounge and hallway, installed an automatic fire detection system with smoke detectors in the reception room, bedroom and heat detector in the kitchen, fitted a new kitchen, installed new wardrobes, new lounge room shelves/cupboards, all new radiators and laid engineered flooring in the lounge, hallway and bedroom.

THE OWNERS SAY

The garden is an oasis: a hidden gem filled with flowers, plants, robins and butterflies. I love sitting out in the sunshine in this special space. It’s not shared and it’s very private. The building has a boutique-hotel vibe, with our newly renovated communal lobby, pretty front door and white-windowed exterior.

This section of Evering Road—a premier street—is very quiet. We have fantastic neighbours all round and a real community spirit. We even have our own Instagram account, @everingroad, which was featured in Vanity Fair! The sun rises in the garden in the morning, and when it sets, it shines through the bay window in the evening. I’ve absolutely loved living here. I’m sure the next owner will, too.

1 Victory Mansion

This insanely cool bar/laid-back restaurant is a little gem. Not making a big statement from the outside, the interior has real Art Deco glory, with a beautifully crafted wooden bar, and sumptuous palm wallpaper. We love trying inventive cocktails and their delightful small dishes. One of our team's favourites is the charred leeks with crispy quinoa, it's utterly delicious.

4 Ruby’s

A retro cinema sign above the entrance sets the scene for this cosy underground cocktail bar and lounge. Exposed brickwork and soft lighting create a perfect setting for date night, the martinis are all excellent and the Manhattan is a true classic.

5 Escocesa

With an exciting mix of Spanish mains and fresh Scottish seafood in chic industrial setting, this is our favourite spot for taking friends and family for a special night out without leaving the area. As you enter, stools around a bar look over the open kitchen with chefs preparing oysters and scallops. At the back, a relaxed but stylish restaurant serves wonderfully modern Spanish dishes. Encantamous!
