BRICKWORKS SAYS

The patchwork of colour within this majestic Stoke Newington home enchants from the first moment. And yet, it remains entirely practical and down to earth.

On the ground floor, the double reception room with rich green and blue almost steals the show. The confident mix of materials – occasionally bold and sometimes subtle – gives this home texture and style. The newly installed kitchen at the back of the house is also awash with colour: deep terracotta walls sit alongside exposed wood. The functional layout has been considered with great care and opens out onto the glorious garden beyond.

Upstairs, there are four bedrooms. The uppermost comes with a Juliet balcony. All are doubles, and each has a distinct character. Our favourite is probably the main one on the first floor –– expansive windows bathe the space in light –– but each has something to like and admire.

Beyond the four walls, Stoke Newington retains the village within a city feel that many of us seek. Foodies, in particular, will delight in the plentiful offerings found on neighbouring Stoke Newington High and Church Streets. Virtually all corners of the globe are represented. And yet, arguably, it is the varied green spaces – Abney Park, Hackney Downs and Clissold Park – that make it such a great place to call home. And long may that continue for couples and families of all makeups, shapes and sizes.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: D.

In the Borough of Hackney, the house falls into Council Tax Band E (£1,958 in 2021/22).

The current owners have updated the electrics and added a new kitchen and downstairs WC.

The studio in the garden suits a variety of needs but is a perfect work-from-home space.

The house is being sold without an onward chain.

THE OWNERS SAY

I love how much light there is in this house. It's always warm in winter, too and the gas-fired wood-burner/real fire options in the living room make it cosy. I love how peaceful it is in the garden too, and how, when I'm in the home office, it's a world apart from the house. But the absolute best thing about this house is the neighbours – I'll miss them so much!

3 Victory Mansion

This insanely cool bar/laid-back restaurant is a little gem. Not making a big statement from the outside, the interior has real Art Deco glory, with a beautifully crafted wooden bar, and sumptuous palm wallpaper. We love trying inventive cocktails and their delightful small dishes. One of our team's favourites is the charred leeks with crispy quinoa, it's utterly delicious.
