BRICKWORKS SAYS

It’s rare to see a home so finely tuned to both the old and the new, but this three-bedroom Victorian makes them sing in perfect harmony. The front of the house is punctuated by period details including an elegant fireplace, stripped-oak doors and a stained glass entryway. But that’s only a prelude to the showpiece Scandi-esque kitchen extension, complete with sun-catching skylights, clever storage and bespoke wooden furniture. It’s an absolute marvel of a room—and a natural gateway to the perfectly manicured back garden.

Upstairs feels just as thoughtful, with its beautifully tiled bath, bright bay window-fronted master bedroom and perfectly proportioned spare/nursery rooms. The flow is effortless, the space and storage plentiful and the entire vibe calm and collected. No detail has been overlooked in the quest to create a flexible, welcoming and inspiring family home.

Then there’s the location. Situated on arguably the loveliest street in the neighbourhood, the house is a short walk to Downhills Park and Lordship Recreation Ground, whose community hub has no shortage of classes for kids and adults alike. Food and fun is in plentiful supply, too, as new gastropubs and cafes pop up next to old favourites along Philip Lane and West Green Road. Seven Sisters tube station is nearby, which puts Kings Cross a mere 30 minutes away via the speedy Victoria Line.

THE OWNER SAYS

We’ve lived in Tottenham for nine years now and have been overwhelmed with the lovely people. We were always very happy with the location, as it provided such easy access into central London via the Victoria Line, but we’ve also been really pleased with the local community. We have several lovely pubs to visit at the weekend, and recently we’ve been able to add The Palm to that list; it does wonderful food and has a great atmosphere.

We’ve been extremely happy with the local schools, childcare and child-friendly activities—of which there are plenty! Especially good is nearby Lordship Rec and Downhills Park. During the summer, they’re full of lovely families and events. We feel very lucky to live in such a beautiful house in such a welcoming area. We’ll be sad to leave!

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: C & Environmental Impact Rating: C.

In the Borough of Haringey, the house falls into Council Tax Band D (£1,640.40 for 2019/20).

Over the past four years, the current owners have done extensive renovations, including adding the beautiful kitchen and dining extension at the rear of the house, updating all the electrics, installing a new boiler and radiators, and fitting new bathrooms. All the windows and doors have also been replaced, too.
