BRICKWORKS SAYS

Tucked inside this terraced house is a unique design proposition: part Scandinavian cool, part period elegance, part minimalist zen. The current owners have painstakingly preserved a host of Victorian features—all four cast iron fireplaces, the original floorboards, the curving spindle stair—and added contemporary loft and kitchen extensions. The latter is a striking space, with its expert finishes, bank of skylights and folding doors leading to the landscaped garden. Yet it flows seamlessly into the classic front double-parlour with bay windows and subtly integrated shelving. Upstairs are three serene bedrooms and a subway tiled bathroom with roll-top tub. Up again and there’s the airy loft bedroom with Juliet balcony and en suite shower room. From the built-in bedroom wardrobes to the custom kitchen cabinetry to a bit of cellar storage, there’s loads of room to keep things tucked neatly away. Top to bottom, this is a beautifully executed, entirely cohesive space that would make an ideal home base for an active, creative brood.

Lordship Lane, with its independent shops and restaurants, is at the end of the road. There is a Picturehouse cinema around the corner, and two lovely parks, Dulwich and Peckham Rye, are a stroll away. The nearest station is East Dulwich, which puts London Bridge station 20 minutes from the door.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: D.

In the Borough of Southwark, the house falls into Council Tax Band E (£1,867.31 in 2020/21).

Over the last nine years, the current owners have converted the loft and lowered the ceilings below to increase the loft height, reconfigured the internal layout upstairs and down, added a utility room, fitted two new bathrooms and kitchen, added a downstairs cloakroom, installed a new central heating system, replaced the electrics, re-landscaped the garden and replaced the windows throughout.

THE OWNERS SAY

We fell in love with this house as soon as we walked through the door. The previous owners lived here since the 1920s and had kept all of the original features, so it was a dream project. We extended and renovated but kept all the fireplaces, floors and other period details. Our house is the only one on the road with the original Victorian doors between the two sitting rooms. When you close them in winter and light a fire, it creates a lovely, cosy snug.

The garden is so peaceful and not overlooked at all. It has been our sanctuary over the last few months. We have spent many happy days and evenings with our friends and family in the kitchen and garden; with the doors wide open, it makes a great entertaining space.

The neighbours are friendly and have really looked out for each other during lockdown. We even have a lovely street party in the summer. We have been spoilt by the location and have had our pick of local brilliant primary schools. We are not sure we will find anywhere else so perfectly placed.
