BRICKWORKS SAYS

We love the considerations the current owners have made to accommodate urban living. Bespoke joinery throughout has been used with remarkable effect; not only is there loads of practical storage space, but the oak finish is enhanced with beautiful details, such as recessed handles and pops of contrasting colour.

The house is cleverly zoned. Privacy is kept intact upstairs where the large bathroom, a huge master bedroom and a second smaller bedroom are positioned. Downstairs is a terrace-style balcony set amongst the lush trees; the perfect spot for an evening meal or morning coffee. And perhaps our favourite space, the impressive, adjoining kitchen-diner — wonderful for socialising and entertaining.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: C & Environmental Impact Rating: C

Part of the borough of Hackney, the flat falls into Council Tax Band C (£1,181 for 2018/2019).

The flat comes with a share of the freehold, and the lease has recently been extended to 999 years. There are three flats in total. There is no formal service charge, general maintenance costs are split evenly as-and-when collective works are required.

The current owners have updated practically everything to a high spec: cast iron radiators, double-glazed sash windows and door, railings, membrane and decking on the terrace, a fitted bathroom with Vola fittings and, as already mentioned, bespoke joinery throughout.

The generous reception room has a little nook, currently used as a workspace with lots of natural light streaming through the sash windows. Just the spot for a home office.

THE OWNERS SAY

We love our flat! The road is a hidden gem in Dalston, and we have great pubs, cafes and a yoga studio, all within 200 yards. It's super close to Hackney Downs, which is a lovely open green space, not nearly as busy as other Hackney parks.

As for the flat itself, the best bit has to be the living spaces. We spend a lot of time in the kitchen, cooking and hanging out. It's wonderfully bright, and you can enjoy breakfast on the balcony, as well as spring and summer and evening BBQs. Out the back is our very own Hackney forest; we sit in line with the treetops full of all types birds, singing their little hearts out.

The living room catches the evening sun, and has a hidden work area tucked in the corner, which we use as a home office during the day — it's great for people watching too. The bedrooms are quiet and relaxing, and the bathroom is great for a quick rainfall shower or relaxing candle-lit bath.

THE LEGAL BIT

landmarks

1 Oren

Opened in October 2019, chef Oded Oren serves up Mediterranean and Middle-Eastern inspired small-plates & pillowy pittas within the unassuming form of a neighbourhood restaurant. The food is incredible.

2 Ruby’s

A retro cinema sign above the entrance sets the scene for this cosy underground cocktail bar and lounge. Exposed brickwork and soft lighting create a perfect setting for date night, the martinis are all excellent and the Manhattan is a true classic.

3 Allpress London Roastery & Cafe

Allpress are a big name in coffee, with a few select branches worldwide including Sydney and Tokyo, but they are generally focused on the sale of beans wholesale. Regardless, their smart conversion of an old commercial building has created a mecca for local coffee lovers. It's great space to spend time and watch people come and go.

4 Rio Cinema

This independent “art deco picture palace” has a storied history, but its real appeal is arthouse and family-friendly fare in a rare and wonderful setting. Come for the film, stay for the new whisky bar, situated conveniently next to Screen 2.

5 Dalston Eastern Curve Garden

Planted atop what was once the old Eastern Curve Railway line, this community garden is an oasis of green amongst the buzz. With a café kiosk, pizza oven and cosy greenhouse (complete with woodburning stove), it’s a great place to eat, drink and gather—casually or at events ranging from birdwatching and candle-making workshops to festive season singalongs.
