BRICKWORKS SAYS

Peaceful and calm yet close to the hub of N16; this is a true gem of a flat - and you would never know that you are minutes from the hustle and bustle of Church Street.

Lovingly refurbished by the current owners, we adore the stylish, dark blue kitchen. And the stripped and sanded floorboards throughout and beautiful floor tiles in the bathroom and communal hallway, finish off a gorgeous, grown up interior.

The open plan reception leads onto the south-east-facing garden with its perfect green lawn, glorious border planting and ingenious shelving for pot plants. The wide, double doors open up, linking together the inside and out, and making it feel like one large, interconnected space. We love it.

POINTS TO CONSIDER

Part of the London Borough of Hackney, the property falls within Council Tax Band C (£1181.33 for 2017/18).

The flat comes with a share of the freehold. There is one flat above, so things are split 50/50. No service charge or ground rent is paid - just as and when required.

The bedroom ceiling has been recently soundproofed, and the owner above has made good their flooring to ensure that noise is minimised to great effect. A real and significant benefit when living on the ground floor.

With storage being an issue in many flats of this size, the current (very handy) owners took it upon themselves to create as much as possible; all bespoke, and unbelievably practical. There is also a cellar for anything unsightly (or wine, of course!).

THE OWNERS SAY

We love opening the garden doors on long summer days and basking in the sun. A peaceful sanctuary on days when we work from home and a great space for drinks and long lunches with friends.

We also love Sunday strolls, window shopping and lazy brunches along Church Street. There are always new and exciting things popping up.

Clissold Park is our favourite regular leg-stretch. We do a couple of laps when the sun goes down or play tennis when we're up to something a bit more physical. We visit the animal enclosures and dip into the paddling pool with visiting nieces and nephews. Whatever the reason, we almost always end up in the beer garden of the Clissold Park Tavern.

THE LEGAL BIT

While we endeavour to maintain accurate photographs, floor plans, and descriptions, these are intended as a guide and purchasers must satisfy themselves by personal inspection. Total floorplan measurements have been rounded for ease. Distances are also provided as an approximate.

1 Luminary Bakery

A social enterprise/bakery run for and by women who have experienced social disadvantage. Great for lunch, morning coffee and cake (any time).

2 Primeur

Occupying an old workshop, and still replete with sliding, wooden garage doors, Primeur is the kind of local restaurant you dream of having nearby. From the staff's understanding and knowledge of produce, grape & grain to the buzzing open kitchen, everything connects you to the culinary experience; it feels grounded and authentic. The ever-changing menu, made up of sharing plates is seriously delicious, and the wine list consistently brilliant. It is one of our most very favourite places.

3 Clissold Park

This lovely big Victorian Park is the centre of Stoke Newington life. A gorgeous green space packed full of family friendly delights, there's a great cafe and events centre with food and activities, a wildlife area with deer, a skate park, tennis courts and a brilliant kid’s paddling pool and playground. All kinds of events pop up here over the summer including steam fairs, and festivals of Nigerian art, Anatolian culture and literature.

4 Perilla

This Scandi-styled restaurant serves creative, affordable, unpretentious food in a friendly setting. A seasonal fixed-price tasting menu adds a few new twists to well-known classics. Foodies travel from far and wide to enjoy Perilla’s unique fare, so booking is essential.

5 The Spence Bakery

This place is bread heaven! All baked on the premises, the vibe is stripped back simplicity – it’s a great pitstop for coffee and cake while you pick up your morning loaf. Arrive early though to avoid disappointment; they do tend to sell out of the favourites (the seeded rye is ours) by the afternoon.
