BRICKWORKS SAYS

It would be easy (and entirely true) to say this house has it all, but that doesn’t convey its appeal. Never mind the acres of space – both indoors and out – every detail has been meticulously designed to make the most of each element. All the while maintaining an eclectic balance between old and new.

The mod cons are endless, but something more ephemeral makes this house a standout: a sense of privacy. From the self-contained studio to the sun-catching bedroom terraces (including a panoramic number on the top floor) to the discrete bathrooms, every member of the household will find room to move and grow. That’s a rare quality for a suburban home, much less one in the heart of North East London.

Inside, period details punctuate a thoroughly modern sensibility. Fireplaces, a winding spindle staircase and an open Shaker kitchen sit happily alongside hotel-worthy bathroom fixtures, state-of-the-art lighting and oodles of clever storage. There’s even a home gym with access to a stone courtyard and the large manicured garden beyond.

But that space, like the rest of the house, can flex just about any way you like. Practically endless possibilities within a perfectly considered floorplan? That’s the ultimate achievement of this exceptional home.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: C & Environmental Impact Rating: C

In the Borough of Hackney, the house falls into Council Tax Band F (£2,101.47 for 2018/2019)

The entire house has been refurbished, from top to bottom within the past nine years. The current owners added the fifth-floor extension, the studio flat, new double-glazed windows and a sprinkler system. The back brickwork of the house has also been rebuilt, and the electrics, plumbing and underfloor heating are all new.

It’s a great spot for local schools, being firmly in catchment for Betty Layward Primary School and Stoke Newington High School.

THE OWNERS SAY

The entire family has grown into this amazing home! It’s a space that gives us as much as privacy as we could want – and it has kept us all fit, too.

The south-facing garden and terraces are what we’ll miss most. Especially in the summer evenings, when we stay outside until very last light.

THE LEGAL BIT
