BRICKWORKS SAYS

In a leafy enclave between Clapton and Stoke Newington, this striking three-bedroom flat is spread out over three floors of an end-of-terrace Victorian. At nearly 1000 square feet, it’s a bit larger than average. Its high-ceilinged rooms are beautifully lit by big sash windows, and that light—particularly paired with such an atmospheric palette—gives the entire space a painterly feel. But it’s the layout that makes this home such a unique find. The bathroom is on its own level, while the three bedrooms (one ideally suited to a home office), kitchen and living room radiate off an airy central hallway above. That clever separation between communal and private rooms is perfect for a couple working from home, a new family or a pair of flatmates. All told, it’s an elegant, versatile canvas on the cusp of two fantastic neighbourhoods.

Brooke Road is a short stroll from all the independent boutiques, eateries and nightspots along Stoke Newington High and Church Streets. Rectory Road and Clapton Overground stations are at either end of the road, making journeys to Hackney or the City quick and easy. Green spaces and playgrounds abound, too, with Stoke Newington Common, Hackney Downs, Clissold Park and Springfield Park all within walking distance.

THE OWNERS SAY

We’ve had 20 great years here. The neighbourhood green spaces are all a 10-minute walk away. We’re also close to Church Street, with its independent shops and places to eat, plus an excellent farmers’ market at St. Pauls Church on Saturdays and Chatsworth Road Sunday market.

There are lots of excellent nurseries in Stoke Newington and plenty of activities for children. And our neighbours are so friendly, we’ll be sad to say goodbye!

3 Victory Mansion

This insanely cool bar/laid-back restaurant is a little gem. Not making a big statement from the outside, the interior has real Art Deco glory, with a beautifully crafted wooden bar, and sumptuous palm wallpaper. We love trying inventive cocktails and their delightful small dishes. One of our team's favourites is the charred leeks with crispy quinoa, it's utterly delicious.
