From the outside, this grand, Edwardian building near Alexandra Palace is undeniably handsome, yet the two bedroom flat within surpasses expectations. The multi-level interior is extremely unusual and exudes character and charm.

BRICKWORKS SAYS

Being on the top floor has many obvious advantages, especially when you’re situated in an elevated position such as Muswell Hill. The flat leverages this to the fullest extent with a glorious decked rooftop terrace that is accessed via a small wooden ladder on the landing. From this 'hidden' vantage point, there are unrestricted views of Alexandra Palace and surrounding gardens – on sunny days, you’ll want to spend all your time in this urban oasis.

A sense of tranquillity continues into the loft room, which is currently used as a yoga space and music room; light is cast directly through the skylights, so it is floodlit from dawn to dusk, and there are more amazing views to take in.

There’s so much to love about this flat — from the combination of materials (industrial touches to traditional, period detailing) to the various levels, nooks and crannies which bring an abundance of character and personality — we think whoever moves in next will be very lucky indeed.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: D & Environmental Impact Rating: E

Part of the borough of Haringey, the flat falls into Council Tax Band D (£1,575.80 2017/2018)

The flat comes with a Share of the Freehold. There are 3 flats in total. There is no service charge – communal work is done as-and-when required.

The layout of the house is divided into a series of intimate spaces that are flexible in use. For example, what the current owners use as a cosy snug could easily be used as a bedroom.

Bounds Green is 0.9 miles away on foot. According to Google maps it is a 20 minute walk, but we think they must have been dawdling, as it is definitely more like to 15 mins (with a morning coffee in hand). Quicker still, jump on a bus and be there in a few minutes – so you can be in central London door to door in around 45 mins.

THE OWNERS SAY

We love our flat! We’ve had such a gorgeous time living here, and though we’ll miss it, we are excited to pass the baton on to the next owners. It makes a very warm and happy home.

It’s a bright, calming space and gets amazing light throughout the day. The roof terrace is a real sun trap, and a favourite place of ours to spend an evening having dinner. The gardens out the back are also super quiet so it’s easy to forget you are in London.

The high street of Muswell Hill is just a short walk away but there is also a great parade of artisan shops and delis just a down the road, as is the lovely Maid Of Muswell pub which does a mean roast.

Crouch End is also only a short walk away via Ally Pally, which is a gorgeous village-like artistic community. And Hampstead Heath is about 10 minute drive away, or half an hour on the bus/bike – we love going for picnics and dips in the fresh water ponds when the weather is good.

It's a great area to stroll around, with beautiful views from both Muswell Hill and Ally Pally. The Palace has a wide range of events on offer throughout the year, a weekly farmers market, and a huge regeneration programme has just started there. Whatever you do, don't miss the fireworks up there — they are top drawer and made all the better by having all of the other London displays as a backdrop.

We hope you’ll love it as much as we do…

1 Korto

Get your daytime caffeine pick-me-up from this buzzy café in Muswell Hill, or a hearty lunch that caters to everyone. This local neighbourhood restaurant has delicious food, with flavours inspired by the Southern Mediterranean encompassing Europe, North Africa and the Middle East. Korto create fresh and nourishing dishes that will keep you coming back for more.

2 La Lluna

Unbeatable tapas and cocktails to be had at this fab, buzzy Spanish restaurant, right on the Broadway. Our personal favs have to be the stuffed courgette flowers and the crispy chipirones, plus they also have some delicious, charcuterie and regional cheeses. Well worth a visit.

3 Alexandra Palace

The iconic Alexandra Palace, also known as Ally Pally, hosts a fantastic calendar of gig events, from comedians and musicians, to ice skating, to world snooker and darts. Alexandra Palace Theatre also recently opened, hosting names such as Ronnie Scotts and Michael Kiwanuka. The surrounding park has breathtaking views of London, a kids' play area, and a boating lake.

4 Chriskitch Muswell Hill

For anyone that doubts salad can be a proper fulfilling meal, we challenge you to visit the wonderful Christkitch. The vibe is informal (pooch and kid-friendly), and the menu is outstanding. Salads are their speciality with unexpected yet delightful combinations, although it’s worth leaving room for their cakes, too.

5 Bluebell Wood

A little hidden gem that makes you feel far away from the hustle and bustle of London. Small but perfectly formed, it has fantastic views up to Ally Pally and an ever-changing backdrop through the seasons.
